Can Keim Corp. build a home on our lot?
Of course, we would love to build a home for every customer who asks this question, but the answer is not quite as simple as yes or no.
At Keim Corp., we create exceptional homes using the finest materials and quality craftsmanship. Our approach is simple…..we are there every step of the way as we deliver a home designed around you, your property and your lifestyle.
With that being said, we like to focus on the areas where we are most familiar with local building codes and procedures. Our areas of expertise range from Wheaton, Geneva, St. Charles and Campton Hills. This is to ensure that your building process goes as smoothly and quickly as possible.
THE DIFFERENCE BETWEEN A SUBDIVISON LOT WE OWN VERSUS YOUR OWN LOT:
At Keim Corp., we finance the cost of construction when you build on a lot we own. A simple 20% down at contract with the balance due at closing is what we require. When you own your own lot, you will need to finance the construction with either cash or a construction loan.
Our lot inventory consists of a wide variety of lots – from flat/standard lots, water views, wooded, lookout, and walkout lots. We’ve already found the best home sites.
We have done our homework and due diligence on our home sites. We know exactly what it is going to take to build your home. The contract price is the price. If you choose to purchase your own lot, there are many variables – some of which you won’t know until you start building. It is very hard to narrow this down to an exact number. You should budget $50,000 to $100,000 for lot related costs.
We make the building process simple. We pull the permits, complete the survey, make the required utility connections, and schedule all the necessary building inspections. In other words, we handle every aspect related to the construction of your new home.
With over 40 years of building experience, we have mastered the building process. Our home/lot packages are meant to fit together seamlessly. We have worked out the "unknowns". We want your home building experience to go smoothly and quickly so that you can move right in and start enjoying your new home.
WHERE DO WE START IF WE STILL WANT TO PURCHASE OUR OWN LOT?
As a potential buyer, you need to focus your energy on the area where you want to live. Looking at lots in every community will only lead to confusion and frustration. Set realistic expectations not only on your location, but with your budget, too. Once you have located your dream lot, the most important thing is to do your homework. Check the zoning, required permits, utility locations, flood plains/wet land areas, HOA/local conditions and restrictions, soil conditions and size and location of the home on the lot; just to name a few.
AFTER LOT PURCHASE:
Now that you’ve purchased your lot, your dream is starting to take shape. We have many plans to choose from. We have built hundreds of homes; each one with unique features and details. It is most cost effective to start with one of our standard plans. We have many to choose from; ranch, first floor master, and 2 story plans. We can then customize the floor plan and details to meet your specific needs and to turn the standard floor plan into YOUR dream home.
YOU ALREADY HAVE YOUR OWN PLAN. CAN KEIM CORP BUILD IT?
The simple answer is; Maybe.
Most importantly, we know that our plans work and what the costs are. They are tried and true plans that are on trend with the latest styles. We can easily modify any of our plans to align with your new home vision. Our goal is to have the building process go smoothly and deliver a well built, quality home for each and every customer.
A custom plan has many unknowns. Does it meet your budget? What is the final cost? Does the plan work on your lot? How long will it take to build? Does it meet the local building codes and zoning ordinances? These are important questions that you need to ask yourself before you start your new home journey.
